All of us wish we had a crystal ball that could tell us the future... 

All of us at one time or another have said;
"If I could have, or, I should have..."
Most of us didn't do it and wish we did.

Real Estate is one product that generally appreciates over time.

Real Estate over time appreciates even when times are tough...

If the local Real Estate market drops - One must be able to hold onto the investment & have the cash flow to get through the rough times.
This is the best way - hold on to make money on the investment. 

Investing in Real Estate is not for the faint of heart.
It can be a risky business especially if you have no training or experience.

There are generally two types of residential Real Estate Investments: 

1. Long Term (holding & renting/leasing to build equity and pay off the mortgage), or

2. Short Term
(Flipping - usually after repairs and upgrades for a profit).

It is very hard in our economy to find undervalued properties - if they were easy to find we would all be rich! We all want to buy low and sell high. It is rarely acomplished in this market and area. If you make an offer that is too low they may not counter offer your offer and stick to their list price - selling to someone else? Or, they may get "insulted" and refuse to work with you. Knowing the fine art of negotiation while being reasonable always pays off.

Be careful of the "Get Rich Quick Schemes."
All the books out there don't help. Most are from the USA therefore many of their tax & mortgage rules are not applicable here in Canada.
(I wish they were!).

You get what you pay for in most cases.
Most people do not get rich quick & many fail before winning.
Start Small and Start Smart! 

There is nothing wrong with paying "fair market value" for a property if you plan on holding it. If history repeats itself - After a few years ( the Renters pay down your mortgage), with the normal rise in prices you will likely make some money with your equity...
