TIPS

  • Make sure you are given a properly completed "CMA" or Comparitive Market Analysis.
    The CMA will give you a very detailed account of current - recent market values in your area.
    This should give you a good idea of where you should price your property - so it sells properly.

  • Be sure you have a very good idea on how your Agent will get the job done!
    Do they use technology, if so what?
    Do they have contact with other Agents (this helps to sell your home).
    What methods will they use to market your home?
    Do they have a plan? Is it written out?
    Are they professionally trained in Marketing? (We are After all that's what we do!).

    How much experience do they have in negotiations?
    Do they upgrade their education on a continuous basis?  
  • Walk through your home/property as if you were a Buyer.
    Be objective, remove your emotion & and see it through the Buyer's eyes. What can be changed? 

    (My job: The business! Remove emotion from the negotiation process... and Get you as much as we can).
  • Market prices are not based on great memories, hard work, what you paid or the price of your upgrades. 
    Sale prices are based on
    "What price will the Buyers actually pay for a home just like yours in your area?"

    PREPARE
  • All repairs should be done. Anything wrong or not in good working order needs to be disclosed.
  • Store ALL clutter. Cluttered rooms look smaller. People will look in your closets too. 
    Move furniture to create open areas - Is it easy to walk in and thru the room? 
    Large furniture can make a room seem smaller. Show off the room, not your furniture or prized possessions.
  • REMOVE any valuables. (We have never had a problem nor do we want to!) 
  • Touch up & possibly paint - Clean the carpets & floors (makes you more money!).
    Fix doors, screens, drawers, lights, plumbing, leaks, squeaks etc.

    Curb Appeal;
    What does it look like when you first drive up? Clean up the yard, paint the front, pay attention to the deck area & the front door. Decorating, gardens & landscaping are important for re-sale price.

    Even though your asking price has been set to reflect the condition and needed repairs, most buyers will exagerate the cost of repair & try to subtract it from your asking price...
    Don't give them any excuses!

  • The Buyers first few 3 minutes are critical, from walking up to the home to standing inside.
    First Impressions are lasting impressions!
  • A $100.00 worth of paint can make you $ thousands on the sale price.
  • Clean all wndows and their screens - Helps to brighten the home. (rooms look larger)
  • Pet areas need to be cleaned. (Any odors - Ask your trusted friends to tell you).

All odors need to be removed for maximum return on your investment.

OPEN HOUSE & Viewings

  • Tidy Up Your Home (Hide laundry & dirty dishes too!).
  • Use Nice Air Fresheners (stimulate ALL of their senses! Not too much though).
  • De-Clutter! Cupboards, Closets (show off their real size!).
  • Clean off counters, tables and desks.
  • Remove as many family photos as possible.
    Box up and pack what you can - consider storing it somewhere else?
  • Shovel walks and the driveway in winter - Cut the lawn in summer months!
    Nice gardens, flowers, edging and the all important curb appeal!
  • Keep up on the repairs - faucets, cracked windows, paint, burnt out lights, do it all for best returns!
  • Turn ALL your lights on for the showing, Open all drapes. 
    (Safe burning Fireplaces & nice background music help too).
  • Leave your home for the showing and take your dogs and cats with you. (ask us why?).
  • Create a nice experience - stimulate the senses (smell, music etc). 
  • Make it an appealing home!
